Final phase of waterfront lots available at Kent Island community

Waterfront property, no matter where it is, tends to come with a premium price tag. After all, there’s no way to make more of it. At Gibson’s Grant on Maryland’s Eastern Shore, a planned community on Kent Island near the Chesapeake Bay Bridge, the final 40 sites for waterfront homes facing the Chester River are now available, priced from the low $400,000s. Sites with a water view, also available for homes to be built, are priced from $210,000 and up.

Gibson’s Grant has 280 homesites and 55 acres of wetlands managed by the Chesapeake Bay Environmental Center. Nature trails in the community link to the Cross-Island Trail. The community center, created from a repurposed century-old dairy farm, includes a fitness center, catering kitchen, swimming pool and patio with a firepit made from 300-year-old bricks. A community pier on the Chester River is used for fishing, crabbing and watching the sunset. Other amenities include a kayak launch, bird and nature walks and planned activities for holidays.

The neotraditional design of the community places garages in the back of the homes, brick sidewalks in front and numerous small parks and playgrounds. The homes are designed with classic Eastern Shore exteriors with colonial, Victorian or Arts and Crafts architecture.
